Negotiating power in mid-2026 is less about national averages and more about whether your metro has more active sellers than shoppers who can close.

Redfin's June 2026 buyers-versus-sellers analysis estimates nearly half a million more sellers than buyers nationally — a 48.5% surplus — after both sides of the market ticked higher.

For condo buyers, the takeaway is local: leverage on price means little if HOA dues, insurance, and assessments still break the monthly budget.

Where the seller surplus is widest

Redfin classifies a metro as a buyer's market when sellers outnumber buyers by at least 10%. About 70% of the 47 metros analyzed met that bar in June.

Miami led with an estimated 140% more sellers than buyers, followed by Nashville (129%), Houston (124%), San Antonio (117%), and Austin (101%).

Redfin attributes Miami's imbalance partly to high prices, soaring insurance premiums, and rising HOA fees on the city's large condo stock — factors that push owners to list while deterring would-be buyers.

Seller's markets still exist

Seven major metros remained seller's markets, including Nassau County, New York (−38% sellers vs buyers), Milwaukee, several New Jersey and Pennsylvania suburbs, Providence, and San Francisco.

Those Northeast and Bay Area pockets still show tight resale inventory and, in San Francisco's case, AI-driven demand that keeps competition elevated.

A list-price cut in Austin does not predict concessions in Newark — model the building in front of you, not the national seller surplus.

What condo buyers should negotiate for

In Sun Belt buyer's markets, ask for price reductions, seller credits toward closing costs, and clarity on pending special assessments before you waive contingencies.

Leverage does not erase master-policy wind deductibles or Fannie Mae warrantability tests — request declarations and the resale budget early.
