NAR June 2026: condo and co-op sales slip while overall inventory holds near balance

NAR reported June condo and co-op sales at a 360,000 seasonally adjusted annual rate (−2.7% month over month and year over year). Median condo price was $380,000 (+1.6%). Total existing-home inventory equaled 4.6 months of supply.

Existing-home sales cooled slightly in June after a stronger May, and the condo/co-op segment remained weaker than single-family closings.

The National Association of Realtors' July 9 release put total existing-home sales at a 4.09 million seasonally adjusted annual rate — down 2.4% from May but up 2.8% from June 2025.

Condo shoppers should read the condo breakout, not only the headline sales rate, before assuming inventory relief applies to their building type.

Condo and co-op numbers from the NAR release

Condo and co-op sales fell 2.7% month over month to a 360,000 annual rate and were also down 2.7% from June 2025.

The median condo/co-op price was $380,000, up 1.6% from a year earlier.

Single-family sales ran at 3.73 million (−2.4% MoM, +3.3% YoY) with a $446,400 median (+1.8% YoY) — a reminder that detached and condo markets can diverge in the same report.

Inventory and affordability context

Total housing inventory stood at 1.56 million units, down 0.6% from May but up 1.3% from June 2025, equal to 4.6 months of supply.

NAR's Housing Affordability Index rose to 102.3 from 95.5 a year earlier, with year-over-year affordability gains in every region.

Chief economist Lawrence Yun noted that wage growth outpacing home-price growth helped affordability, while warning that stalled inventory growth could reaccelerate prices.

What this means for monthly condo carry

Softer condo sales volume does not automatically lower HOA dues or master-policy premiums — those lines still come from the association budget and insurance renewals.

Use slower days-on-market as negotiating room on purchase price, then re-run payment math with verified dues, tax, and HO-6 quotes.
