Brad Case, Homes.com chief residential economist, described the market as operating on more even footing overall — with local conditions still tilting toward either tighter supply or more negotiating room.
Metro splits matter more than the national median
Of 933 markets Homes.com tracked, 64% posted year-over-year median sale price gains and 36% posted declines.
Chicago and Jacksonville were cited among metros with solid gains; San Jose (−4.6%) and Seattle (−3.1%) posted the largest drops among the large metros highlighted in the release.
A Seattle condo shopper facing softer list prices still needs King County tax and deck remediation diligence — price relief is not the same as lower carrying cost.
Condos and townhomes lagged single-family price growth
Homes.com noted that single-family prices rose faster than the overall market, while townhomes and condos saw more modest gains.
Inventory increases were generally stronger for single-family homes than for other segments, so condo negotiating power can look different from the detached market in the same metro.
